Ashley Capital is a privately-owned industrial real estate investment/development firm with offices in New York, Atlanta, Chicago, and Detroit. Ashley Capital's principal investment strategy involves the acquisition of under-utilized and/or physically obsolete industrial parks, bulk warehouses, big box distribution properties, manufacturing facilities and office buildings, which present the opportunity to reposition and revitalize the asset to create substantial value. The Company currently owns approximately 24 million SF of warehouse, distribution and office space.

Property Type:

Existing Warehouse, Manufacturing, Bulk Distribution Facilities or Office Buildings (excess land for future new development is considered a benefit) with potential for renovation and value creation.
 

Location: Eastern and midwestern United States (East of the Mississippi River) located near major distribution routes.

Minimum Size:

200,000 SF in markets where Ashley Capital currently owns property (the Atlanta, Chicago, Cleveland, Detroit, Milwaukee, and western Michigan metropolitan areas); 500,000 SF in markets where Ashley Capital does not own property; one building or several buildings in an industrial park are given consideration.
Purchase Price: Significantly below replacement cost; vacant buildings are acceptable if priced appropriately.

Typical Structure:

All cash or seller financing; master leases or sale lease backs are also considered.
Risk Profile: Ashley will assume market, construction and development risk for an appropriate return.
