Founded in 1984, privately-held Ashley Capital specializes in a
multi-disciplined approach to creating value. Ashley pursues opportunistic
investments by:

Performing advisory work for financial institutions across a variety of asset
classes.
Ashley’s current portfolio stands at approximately 24 million SF, with
properties concentrated throughout the eastern half of the United States. The
success of the organization is the result of its strict adherence to investment
parameters and the personal involvement of the principals in all projects and
assignments. The firm and its affiliated entities continue to be owned and
managed by founding members, Richard Morton and Paul Rubacha, who have 60
years of combined real estate experience.
Investing with Discipline and Focus
Initially, Ashley built a reputation as an innovative and timely acquirer of
large distribution facilities in need of repair which were promptly renovated
and upgraded to meet tenant requirements. The combination of favorable purchase
price, attention to detail during the renovation process and prudent operating
expense control, allowed Ashley to provide great value to its tenants while
maintaining affordable lease rates.
In the mid-1990’s with a limited supply of high quality properties and the
declining vacancy rates, the principals saw an opportunity for the development
of state of the art warehouse/distribution facilities. Ashley embarked on a
land acquisition program in the midwestern United States and turned its focus
toward the construction of speculative properties for warehousers, logistics
firms and other reputable tenants. Ashley has created many business parks
that cater to the evolving needs of tenants. It is Ashley’s disciplined focus
on the management of its properties that further attracts companies to its
parks. Because Ashley invests with a long-term view, it builds or redevelops
these properties to a standard of quality that endures.
Providing Advisory Services
In addition to its investment activities, Ashley Capital has provided advisory,
asset management and disposition services to a variety of institutional
investors. All have employed Ashley for intermediate and short-term assignments
involving properties throughout the United States and abroad. These assignments
have involved a broad range of asset types, including raw land, suburban office
buildings, planned unit developments and other income producing properties.

All of Ashley’s disciplines – development, acquisition, property management and
advisory work - are implemented by the professional staff of Ashley Capital and
its affiliates located in New York, Detroit, Chicago, and Atlanta. As Ashley’s
services have expanded, so has the skill set of the employees of the firm.
Ashley has assembled a team of people with a vast amount of experience handling
the construction, leasing, tenant relations, legal and financial aspects of
real estate. This broad base of knowledge has helped Ashley evolve into a
dominant player in a variety of real estate markets.
