Investment Criteria

Ashley Capital actively pursues ‘value added’ real estate opportunities located throughout the eastern half of the United States. We target the acquisition of existing buildings which have significant vacancy or leases rolling over in the short-term. In addition we purchase land for both greenfield and brownfield development. Ashley has the experience and capital to close on even the most challenging transactions.

Investment Types
Industrial and Office properties with a strong ‘value added’ component, including 100% vacant properties
Minimum size of 200,000 SF for industrial acquisitions in Ashley’s current markets and 500,000 SF in new markets
Minimum size of 150,000 SF for CBD and suburban office acquisitions
Land tracts in excess of 50 acres in existing markets and new markets
Yield Objective
Investments with strong upside potential
All cash; debt/seller financing; joint venture
Transaction Size
Minimum $3,000,000
Major metropolitan areas and secondary markets in the eastern half of the United States including: Michigan, Illinois, Indiana, Wisconsin, Ohio, Missouri, Florida, Georgia, North Carolina, South Carolina, Tennessee and Virginia
