Ashley Capital has begun renovation of Building IV in Enterprise Business Park, along I-94 in Racine County, Wisconsin. Building IV is 438,000 square feet and was formerly occupied by Amazon as a last mile distribution facility. It is a flexible cross dock building and can accommodate tenants from 40,000 square feet to 438,000 square feet. Building IV offers 36’ clear height, 76 dock doors, 8 drive in doors, and an abundance of trailer parking. It was completed in early 2020. Ashley Capital plans to restore Building IV to its original shell and have it ready for tenant occupancy by the end of summer 2022.

Building IV was originally completed in 2020 and currently makes up about one-third of Enterprise Business Park. Building II, finished in 2016, is a 376,000 square foot facility currently leased to CNH, Fresenius and Andis, and Building III, a 397,000 square foot facility occupied by Ryder Logistics, was completed in 2021. Ashley has just begun two additional speculative buildings at the site, Buildings V and VI, each accommodating up to 390,000 square feet. The buildings, scheduled for completion during the first quarter of 2023, are now available for pre-leasing. Concurrent with construction of Building V and Building VI, the Village of Mount Pleasant will make road improvements adjacent to Enterprise Business Park thereby providing more efficient access to/from I-94. Enterprise Business Park is represented by Terence McMahon SIOR and Cody Ziegler of Cushman & Wakefield-Boerke. Co. and John Sharpe and Tom Boyle of Lee & Associates.
