In 2005, Ashley Capital acquired 200 acres of land in Conyers, GA for the phased development of a Class A industrial park. Ashley began with the construction of the 150,000 SF Twin Creeks Business Center 1 (Twin 1) in 2008, which leased up quickly. It then developed the 500,000 SF Hill Phoenix build-to-suit in 2014, which it sold to an institutional investor that same year. In 2016, Ashley built the 175,000 SF Twin 2, which is occupied by a single user, and completed the development in 2018 with an additional 480,000 SF in the multi-tenant buildings known as Twin 3 and 4.

With the remaining 47 acres, Ashley has begun construction on Conyers Logistics Center, an approximately 450,000 SF speculative industrial building scheduled for completion in the first quarter 2020. The site is in a less developed census tract that provides for a tax credit of $3,500 for each new job created in the 5-year period post-completion. The building will feature concrete tilt panels, a cross dock configuration, 36’ clear heights, 90 dock door locations and a modern LED lighting system, and can accommodate tenants ranging from 100,000 SF to full building users.
