The property is strategically located on I-295 at 7000 Hardware Drive in Prince George County, Virginia. The location offers immediate access to I-95 and I-85 as well as Route 460 and the Port of Virginia. Ashley Capital acquired the property – the largest vacant building in the mid-Atlantic – with plans to immediately upgrade and re-establish the it as a fully renovated, high-quality distribution center.

The building is expandable by approximately 400,000 SF, and upgrades will include the replacement of the roof and dock doors, removal of an internal mezzanine, interior and exterior painting, and several other functional and cosmetic upgrades. The property will then be rebranded as the Virginia Gateway Logistics Center.
